BNP Paribas Real Estate Poland with the largest lease transaction on Warsaw's warehouse market

One of the leading online e-commerce players, offering in excess of 250 000 products from more than a thousand different brands, will take up 32 500 sqm of space in the P3 Błonie logistics park near Warsaw. BNP Paribas Real Estate Poland advisors supported the company on an exclusivity basis in the search for a suitable location and throughout the lease process. The transaction brought the share of lease transactions finalized by the agency in the total number of transactions completed on Warsaw’s market to 52%, thus putting BNP Paribas Real Estate Poland in the position of regional leader. The total volume of space leased with the involvement of the Logistics and Industrial Department in Q3 only has increased to 120 000 sqm.

eMAG – formerly Agito.pl – is one of Poland’s largest online e-commerce players. The company was founded 16 years ago and it offers in excess of 250 000 products from more than a thousand different brands on the Polish, Bulgarian, Romanian and Hungarian markets. Since 2012 it has been a part of the international company Naspers, one of the world’s largest
e-commerce brands.

The growth of our business in Poland led to increased demand for warehouse space. We were looking for a new scheme that would have the capacity to handle the operations of the entire online store. Our close collaboration with BNP Paribas Real Estate Poland enabled us to choose the best option to facilitate further dynamic growth of our organization. It additionally meant that the entire process was carried out in an extremely efficient manner with a focus on the merits of the project, from an analysis of our needs and potential locations through to support in lease negotiations. As a result, we were able to proceed with the change of location within the timeframe set by us

The warehouse market is a sector that over the past quarters has been recording the most rapid increases, where Warsaw’s market has been in the leading position for a while now. This is further supported by H1 2017 with the areas around Warsaw having the highest volume of warehouse space under construction.

The P3 Błonie logistics park is located in Błonie, some 25 km to the West of Warsaw. A natural asset of the complex comprising 14 buildings is its location near the junction of the 92 national road and the A2 motorway forming a part of the European E30 transit route.

Q3 was dominated by Szczecin with the completion and delivery of the country’s largest warehouse scheme: Panattoni BTS Amazon Szczecin, with the area in excess of  161 000 sqm.
