First Cosentino warehouse location in Poland

Cosentino, a company with Spanish roots and headquartered in Almeria, who produce top quality kitchen and bathrooms surfaces available on more than 80 markets worldwide, has taken up more than 3 200 sqm of warehouse space as well as 250 sqm of office and staff rest and refreshment space in Hillwood & PHN Pruszków. Experts at BNP Paribas Real Estate Poland advised Cosentino on analysis and selection of the most suitable space and negotiation of lease terms.

Moreover, in the case of the Spanish business, the chosen Warsaw market is the most demanding one. Hillwood & PHN Pruszków is a top quality warehouse centre located in Parzniew, merely 3 km from the Pruszków A2 motorway junction. The distance between the complex and Warsaw is 20 km. Due to its location, the scheme has excellent access to the main transportation routes: the A2 motorway linking Warsaw, Poznań and Berlin, and the S8/S2 Warsaw ring road. There is a PKP railway stop for the Warsaw – Grodzisk line located in close vicinity to the park. The scheme itself comprises 6 buildings with the total area of 85 000 sqm located on a 22 hectare site. The complex is being developed in partnership with Polski Holding Nieruchomości.

In the first half of 2017 the warehouse market was unquestionably the fastest growing commercial property sector in Poland. The highest volume of industrial and warehouse space was delivered to the market around Poznań, i.e. 133,000 sqm, while the largest scheme of 161,000 sqm is currently under construction in Szczecin. According to the latest report by BNP Paribas Real Estate Poland, the increase in the supply of new warehouse space by over a dozen percent per year does not affect the vacancy rate, which has continuously remained at an extremely low level for the last few quarters. The positive situation of the market results from high demand driven by consumption and the rapid growth of e-commerce.
