Diamante Plaza available to tenants again


BNP Paribas Real Estate Poland acting as the exclusive agent commenced the process of recommercialization of class A office space in the Diamante Plaza building in Kraków on behalf of the building’s owner, Aldesa, a leading Spanish construction company.

Following a number of years with 100% take-up, the first quarter of  2018 will see the office building offer approx. 7 500 sqm of office space. The available space will include the entire second floor with the total leasable area of more than 2 700 sqm. The size of the floor and its functional layout mean that large companies from within the BPO sector as well as smaller organizations will find a suitable space in the building.

The timeless and eye-catching design and the technical solutions applied in the building such as openable windows and sprinklers make the building extremely attractive to potential tenants

In spring this year the owner of the building commenced investment works aimed at modernization of the building management system, which will contribute to optimization of service charges. Additionally, the landlord is planning to refurbish the reception area as to meet the needs of current and future tenants of the building.

The recently concluded lease validates the attractiveness of Diamante Plaza. A company from the industrial sector has leased 560 sqm on the 3 floor of the building. Fit-out work is currently underway to modify the existing space to meet the requirements of the tenant

The Diamante Plaza office building was completed in September 2009 as a pioneering scheme in Zabłocie, a post-industrial part of Kraków that thanks to methodical revitalization is now experiencing dynamic development. Its setting near the business district and convenient access to urban infrastructure mean that it is an ideal location for organizational expansion. There are bus and tram stops as well as a cycle path located in the direct vicinity of the building providing quick transport links to the centre of the city, the Central Railway Station and the neighbouring districts. Additionally, the Zabłocie railway station is located nearby, which offers staff another alternative manner of accessing the office.

Continued boom on Kraków's office market


Prosperity on the office market in Lesser Poland’s capital continues, as is evident from the number of new schemes delivered to the market and those under construction and in the pipeline as well as the volume of transactions completed. Experts at BNP Paribas Real Estate Poland highlight that the market dynamics are not to any significant degree affecting rents or the vacancy rate which remain at a stable level.
Kraków’s first million – regional office markets at the end of H1 2017


In the first half of this year, the capital city of Lesser Poland became the second city in Poland, following Warsaw, where office stock exceeded 1 million sqm. Completion and delivery to the market at the end of June of office schemes with the total area of 61 700 sqm means that office stock in Kraków reached a volume of 1 032 700 sqm. Furthermore, authors of the report highlight the considerable increase in the volume of space under construction, which as compared to the first 6 months of 2016 is higher by 47%.

Impressive results in Poznań and Szczecin – Polish industrial and warehouse market

In the first half of 2017 the warehouse market was unquestionably the fastest growing commercial property sector in Poland. The highest volume of industrial and warehouse space was delivered to the market around Poznań, i.e. 133,000 sqm, while the largest scheme of 161,000 sqm is currently under construction in Szczecin. The record numbers in respect of the schemes delivered to the market are not discouraging developers from commencing new projects.
